4- Specs preparation & Materials selection
Every designer usually select the best materials and technology available at the market, without consideration to the cost, and there are few factors impact the cost.
— A) Selection of the material it self, Selecting finishes materials or MEP materials has to be coordinated with project objectives, it is not logic to work into a rush project and to specify materials which will be long lead items mean it will take more than one month in addition to the engineering time.
— B) Execution steps and hidden works, Not describe few layers of the work in the BOQ but mention it in the specification will usually lead to a conflict between all project parties.
— C) Quality requirement, add few additional steps for quality which will add a cost and time may not considered in the project time frame or cost.
— D)Required documents for each item, Sometimes the designer asks for a lot of documents to be submitted before any execution while the project requirement even the time frame is not following the same rate and there is no available time to finalize all of these documents.
